Acentria Insurance

The STRUCTURE team was engaged by Acentria Insurance for a multi-faceted project, the first step of which involved a lease buyout of its existing office space. Despite a significant remaining term, Acentria sought to exit its current lease as part of a broader strategy to support its growth. The firm's new office designs needed to align with their evolving operational needs, which differed from other locations across Florida. After successfully negotiating the lease buyout, the STRUCTURE team arranged a short-term lease within the same facility to allow Acentria time to locate and design/build its new offices in Tallahassee, FL.

Next, we moved into the relocation phase of the project. Through a comprehensive Request for Proposals (RFP) process, we negotiated the terms of a new deal at 1701 Hermitage, coordinating between Acentria and the building ownership. Simultaneously, we worked closely with Acentria’s project manager to assemble a project team that included an architect with recent experience in redesigning the 1701 Hermitage site, a general contractor familiar with the local market and building, and the property management group to ensure the building infrastructure aligned with Acentria’s vision. The goal was to price the project and finalize deal terms with ownership.

Through creative negotiation, we combined Tenant Improvement funding from ownership with front-end rent abatement, enabling both parties to execute the lease within budget. The final step was overseeing the project management of Acentria’s office renovation in a turnkey format, ensuring the project was completed on time and within budget.

The outcome was a resounding success: i) absorbing personnel growth, ii) reducing the overall office footprint, and iii) improving productivity and modernizing the office layout to meet the company’s new standards—all of which led to annual savings for Acentria.
