- The STRUCTURE team, approached this project as one of its first post-COVID hybrid work model procurement. The Tenant, IIR, was moving to a hybrid model but needed guidance on office design matched with technology infrastructure that could accommodate the new concept.

- Our brokerage team collaborated with IIR to build a internal project team consisting of an architect that has interior design capability, a general contractor with experience in open ceiling concepts, the property management group to ensure the infrastructure was in line with the vision and budgets and finally the furniture vendor that could fill the space with the equipment that seamlessly pulled the hybrid model
together. IIR had been in an older, more traditional office location for many years with hard office heavy layout with little to no natural light throughout. The office space in review was an open ceiling, hard duct setup with floor to ceiling windows throughout. The hybrid office design was to function as not only an executive office but an office that allowed for employees on-site and off-site to collaborate but also to bring the team into the office for meetings and events. This called for a mixture of offices, conference rooms, open "creative idea" work areas and open break room. Our design and project management teams matched the design options to budget tenant’s improvement requirements, costs estimates, and their projected timelines that fit the guidelines and parameters of IIR.

- The final result from i) downsizing from over 32,000 sf to Class C office to less than 10,000 sf of Class A all the while ii) improving the productivity and modernization of the office layout was a cost savings of over $3.5 million over 7 years.
