The STRUCTURE team approached this project as one of its first post-COVID hybrid work model procurements. The tenant, IIR, was transitioning to a hybrid work model and needed guidance on office design and technology infrastructure to support the new concept. Our brokerage team collaborated with IIR to build an internal project team, including an architect with interior design expertise, a general contractor experienced in open ceiling concepts, the property management group to ensure the infrastructure aligned with the vision and budget, and a furniture vendor capable of outfitting the space to seamlessly support the hybrid model.
IIR had been in a traditional, office-heavy layout with minimal natural light for many years. The new office space featured an open ceiling with hard duct setups and floor-to-ceiling windows throughout. The hybrid office design had to function as both an executive office and a collaborative workspace for on-site and off-site employees, while also accommodating meetings and events. This required a blend of private offices, conference rooms, open "creative idea" work areas, and a communal break room. Our design and project management teams ensured that the design options met IIR’s budget for tenant improvements, cost estimates, and timelines.
The final result was a successful downsizing from over 32,000 sq. ft. of Class C office space to under 10,000 sq. ft. of Class A space, while improving productivity and modernizing the office layout—leading to cost savings of over $3.5 million over seven years.
